Here are some common problems with tankless water heaters. They may not apply to everyone, but owners of these systems must stay vigilant.

MINERAL BUILD-UP

This issue not only affects tankless water heaters but traditional heaters as well. People living in hard water areas will experience build-up as the magnesium, and other minerals collect and cause scales. This stops the water from reaching taps and showerheads.

The water may even be blocked when the mineral build-up is too much.

Due to their design, tankless water heaters need more frequent cleaning. The unit won’t reach its projected lifespan if there’s inadequate maintenance. So it’s best to clean the pipes of debris and build-up every six months.

SYSTEM FAILURE

Some homes have multiple showers connected to the tankless heater. While this configuration isn’t necessarily harmful, running them all at once may result in a system overload. That’s when the heater shuts down or doesn’t provide enough heat.

A solution is to upgrade the heater to a new, larger unit that can provide enough warm water for multiple showers at once. Some might even prefer to add another heater.

Adding a second unit can seem expensive, but it’s a worthy investment in the long run. There’s no need to wait for the water to heat; less gas is required to heat the cold water. Second units can come in various styles and types as well.

COLD WATER SANDWICH

Having more than one shower connected to the tankless heater simultaneously can result in the “cold water sandwich.” This is when warm water comes out of the shower for a moment, then cold water sprays. After a while, the water becomes hotter again.

Sadly, the only way to deal with this is by simply waiting for the cold water to pass. If you don’t mind the abrupt temperature change, upgrading the system is unnecessary.

FLAME FAILURE

Some people complain their tankless heater isn’t hot enough. This isn’t necessarily the manufacturer’s fault, as the flame or ignition may have malfunctioned. Sometimes there is no ignition, while other users report the fire not burning long enough to heat the water sufficiently.

The issues might mean that either the gas or electrical line has failed. Both issues will prevent water heating, but there are ways to precisely diagnose the problem.

Check the level of the propane tank or if there’s a gas supply interruption. Also, check to ensure the water and gas valves are fully open.
